General Manager/ Manager(s) – Marketing (3 positions)

Job Responsibilities

  • Plan and formulate effective marketing activities for local and international market for the company within the approved budget.
  • Monitor KPIs and review effectiveness of strategies from time to time.
  • Conduct market surveys, provide details to management and keep track of marketing trends and pricing
  • Conduct project development feasibility study
  • Develop and plan for product development & overall marketing concept
  • Review the effectiveness of the marketing communication strategies and marketing campaigns.
  • Oversee the conception of new marketing strategies, identify ways to tap into the target market, including constantly adopting innovative new marketing strategies, new social media, new media, and other new advertising opportunities
  • To have constant review, monitoring and comparison made within the industry / competitors communication strategies and provide market intelligence to management.
  • Plan, implement and adopt public relations and publicity plan and promotion for activities (soft launch, official launch, promotion, exhibition and other in-house event)
  • To manage and work closely with internal and external relevant vendors/agencies which covers the area of advertising and promotion.
  • Responsible for the overall operations and monitoring of Marketing and A&P.
  • Oversee corporate identity and branding, public communications, CRM and CMS.
  • Any ad hoc duties as assigned from time to time

Job Requirements

  • Preferably 5-10 years of relevant experience in property development industry and/or health care industry
  • Extensive knowledge of marketing strategies and international sales channels, particularly in the market of Singapore, Indonesia, China will be an added advantage.
  • Excellent interpersonal, attitude, leadership, teamwork, planning, time management and organizational skills.
  • Excellent communication and coordination skills, able to work
  • Willing to travel and work on weekends as well as public holidays.

  • Formulate pricing and sales strategy and lead sales team to achieve company’s sales target
  • Develop sales timelines with clear, achievable goals and thorough understanding of the time required to prepare and execute
  • Liaise with appointed agencies to review sales feedbacks and activities
  • Build and maintain strong relationship with prospect customers and real estate agencies
  • Lead, motivate and manage sales team and sales agents to achieve desired sales target
  • Monitor KPIs and review effectiveness of strategies from time to time.
  • Develop and plan for product development & overall marketing concept
  • Report and update sales status, sales activities and all departmental matters to Director
  • Any ad hoc duties as assigned from time to time

Job Requirements

Job Description

  • Develop strong product differentiation through market research and benchmarking

  • Experience in CRM, CMS is added advantage

Senior Executive/ Executive, Sales (12 positions)

 Job Description

  • Execute all kind of sales, marketing promotional strategies.
  • Handle all sources of sales inquiries including walk-in, digital marketing lead, phone calls, events, roadshow and etc.
  • Build and maintain a good relationship with existing customers, actively source and meet potential customers for sales closure.
  • Follow up and monitor the completion of sales transactions up to SPA, loan agreement, bank letter of offer signed, and all necessary SOPs.
  • Compile and update sales report on a weekly and monthly basis
  • Working closely with the Marketing team to execute campaign and marketing strategies.
  • Liaise with Banker, Lawyer and Government agencies as part of sales process.
  • Responsible in sales activities such as roadshow, exhibition, property fair.
  • Willing to travel and work on weekends as well as public holidays.

Job Requirement:

Sales Admin Manager / Executive (s) – 6 positions

Job Description

  • Generate issuance of variation orders billings and progress billings to purchasers/end-financiers on a timely basis upon receipt of Architect Certificate in a timely manner.
  • Monitor and liaise with solicitors, purchaser and end-financiers, attend to their correspondences on Sale and Purchase/Loan documentations, credit control functions, billing and collections.
  • Work closely with Sales & Marketing Team through prompt customer service in regards to preparation and checking of purchase/loan documents, status of building completion on site, procedures of handling over/vacant possessions to purchasers.
  • Liaise with account department internally for issuance of invoices/receipts, billings/collections and other administrative coordination.
  • To ensure all correspondence from purchasers and solicitors are being attended promptly and all payments due are duly collected.
  • Provide assistance in all other sales enquires, sales administrative functions and sales launches as and when required.
  • Manage, supervise and monitor progress and completion of sale documentations.
  • Provide support to sales team in the preparation of sales documentations prior to launching.
  • Develop and monitor the practice of approved ISO procedures, compliances and submission of reports and survey findings to authorities and any other regulatory bodies.
  • Oversee the support operations of Sales & Marketing Department and provide administrative support.

Job Requirement

Project Director (1 vacancy)

  • Lead the project team, establish the project execution plan, monitoring and controlling activities for internal and external resources to accomplish all project
  • Define and develop project plan, including scope, resources plan, financial plans, schedule and risk management plans.
  • Monitor and control project financials, overseeing project claim status, cost, expenses and cash flow.
  • Establish and develop processes and procedures to improve the overall efficiency of projects delivery.
  • Good leadership skills and ability to make presentations to investors, business partners and company executives concerning different phases of project.
  • More than 10 years working experience in building and construction/civil and structural projects.
  • Experience in leading multi-billion ringgit mixed development project (s).
  • Working knowledge of design and procurement software (e.g. BIM, Autocad).

Senior Contracts Manager (1 vacancy)

  • Responsible for evaluation and preparation of project progress claim and verifications of sub contractor’s monthly claims.
  • To resolve all contractual and commercial issues and disputes at site.
  • Manage, control and validate all costings and changes within allocated budget.
  • Review and recommend contractual claim and changes for verification and certification by superior.
  • Manage and initiate tendering processes, conduct tender interviews, evaluation and analysis of cost, recommendations for award of tender and preparation of letter of award.
  • Professional degree in Quantity Surveying, Contract Management or equivalent.
  • As least 10 years’ experience in the consultancy/ construction/ property development industry.
  • Strong knowledge of pre and post contract works.
  • Good management skill, a team player and able to cope in an accelerated work environment.
  • Able to work independently under pressure and within tight deadlines, and possess high level of integrity.
  • Experience in BIM an advantage.

Requirements:-

  • Immediate response to any issues assigned and to provide updates of the resolutions to the Head and the relevant stakeholders.
  • Organise and conduct relevant awareness program to ensure data governance is part of the Corporate culture.
  • Assist to review, conduct and manage vulnerability an control assessments on the area of cybersecurity as required by BNM’s regulations.
  • To manage overall information technologies systems and hardware issues of the Group of Companies.
  • To maintain and safeguard all company information stored and assessed by employees and company in and out of company server at all times with all date prevention plans and strategies.

Senior Accountant (1 vacancy)

JOB DESCRIPTION

DUTIES AND RESPONSIBILITIES:

Accounting

  • Maintain full set of accounts for a group of companies
  • Posting of entries, bank reconciliations, supporting schedules
  • Timely and accurate completion of month and year end accounting
  • Preparation of accurate and insightful financial reports
  • Assist with the preparation of annual budgets
  • Preparation of monthly management reports, variance analysis of actual results compared to the budget and forecasts for each company
  • Providing commentary on management reports
  • Preparation of cashflow forecasts
  • Taking part in systems and process improvement initiatives
  • Liaising with Auditors and Tax Agents
  • Managing payables and receivables
  • Ad hoc duties as and when required

 

Treasury 

  • Oversee the core of Treasury function – Daily banking operations (banking facilities)
  • Responsible for the cash flow planning, utilization of bank facilities and efficient use of cash as per objective set by the company and group treasury
  • Establish a good relationship with bankers and lawyers while handling the respective queries effectively
  • Handle important documents as well as monitoring collections

ACADEMIC QUALIFICATION

Degree in Accounting, /ACCA/ICAEW or equivalent

 

SKILLS & EXPERIENCE REQUIRED

  • Minimum 8 years relevant experience, including in property development and / or construction industry.
  • Knowledge in tax / property management/ investment/ hospital accounting/ construction / stage billing for HDA will be an added advantage
  • Disciplined, self-motivated, passion to learn & contribute and can work independently
  • Able to work under pressure and meet tight deadlines
  • Proficient in accounting system(s)
